When the premises were destroyed by fire, John Mason, the tenant, required a replacement warehouse in the shortest possible time. Dix Belgravia Limited was consulted and assisted in the design and cost planning of various replacement options. A solution was quickly reached that met the requirements of the landlord, tenant and insurance loss adjuster. A contract sum was then agreed and work started immediately.

Designed to store stacked containers, the floor had to withstand heavy loadings, which meant ground consolidation was required. The floor also had to be extremely level and the power floated concrete slab was laid to SR1 tolerances. The eaves height was 13m which was achieved using a steel frame clad in insulated profiled steel wall and roof sheeting. Fully fitted offices were also provided on three levels.
